Investing in commercial real estate through the "Growning" Real Estate Mutual Investment Fund, managed by the asset management company "FOZZY CAPITAL". Investors purchase securities of the fund, which owns commercial real estate (including "Silpo" stores) and leases it out.
Income Guarantee
The minimum annual return is 8.2% in USD after taxes. Payouts are made in UAH at the NBU exchange rate with a cap on the maximum exchange rate. If actual revenue exceeds projections, the return increases accordingly.
Legal Support
Relations between investors and the fund are regulated through a securities purchase agreement. All operations comply with Ukrainian legislation and the regulations of the "Growning" Real Estate Mutual Investment Fund. Supporting documents include the state registration certificate, the fund’s charter, and its prospectus.
Ownership Recovery
Investors can become co-owners of commercial real estate by purchasing the fund's securities. These assets are liquid – they can be sold, gifted, or inherited.

Business Description
FOZZY CAPITAL manages assets that include commercial real estate leased to "Silpo" supermarket chain. The project aims to attract additional resources to expand the store network, driving company growth and providing additional income for investors.
Use of Investor Funds
Funds from investors are used to acquire new commercial real estate, renovate it, and lease it to "Silpo" supermarkets. This allows the company to expand and increase the fund's profitability.
Investor Interest Payments
Investor returns are paid monthly by the 15th of each month in UAH at the NBU exchange rate. The minimum rental payment ensuring profitability is 5% of turnover, but not less than $64.6K per month (at the NBU exchange rate).
Investment Principal Return
Investment return is possible after the minimum term of 3 years or by selling the fund's securities to other market participants. The maximum investment term is 10 years, after which the contract may be reviewed or concluded.
Legal Regulation
Investor relations are governed by a securities purchase agreement. The fund operates under a license and in accordance with Ukrainian legal regulations. All documents regarding the fund's activities are available for review: registration certificate, charter, and prospectus.

Схема. в тому, що Фоззі збира гроші в компанію, якою сама і управляє. і за чужі гроші купує потрібну собі нерухомість. і сама собі здає, або відмовляється. За свої або кредітни купувати не хочуть - ризикувати. До відома, у Фоззі проблеми з коштами (погоріло багато обєктів) Затримують розрахунки з постачальниками. Весь рітейл на кредитних грошах. Здавалося, що хоч нерухомість власна щось гарантує - але тут пірамідон ще вище будують. З Костельмана в Одесі ще ніхто свої гроші не забрав
